That means looking at commutes, daily errands, the feel of each town, and how far your budget goes from one city to the next.

Katrina works with buyers moving into Central Florida from out of state and out of the region, and most of that work happens long before anyone signs anything. Here's how the process usually unfolds.

Comparing Central Florida communities

Davenport, Winter Haven, Auburndale, Lakeland and the surrounding towns each have a different rhythm, housing mix and price range. We start by talking through what your week actually looks like, then line up a few areas that fit it so you're comparing a short list instead of an entire region.

What a remote home search looks like

You'll get listings that match your criteria as they come up, plus honest context on each one: what the street is like, what's nearby, what the photos aren't showing. Video walkthroughs fill in the rest, so you can rule homes out without flying in for every showing.

Planning timing around your move

Closing dates, lease ends, job start dates and moving trucks all have to line up. We work backwards from the date you need to be here and decide when to start looking, when to be under contract, and whether a short-term rental makes the whole thing less stressful.

Touring from out of state

If you can get here for a few days, we make them count: a route grouped by area, back-to-back showings, and time built in to drive the neighborhoods and see the commute for yourself. Expect to spend as much time looking at areas as looking at houses.

Narrowing down the area that fits

The right community usually comes down to practical things: how long you're willing to drive, whether you want a newer subdivision or an established street, how much yard you want to maintain, and what you want to be close to on a normal Tuesday.

Making the offer from a distance

Offers, inspections and closing can all be handled remotely with electronic signatures. Katrina can attend the inspection and the final walkthrough on your behalf and walk you through what came up, so distance isn't the thing that costs you the house.
